Marbles on Hargett Street, September 2017.

Marbles Kids Museum has purchased some property nearby with plans to expand. The building adjacent to the courtyard next to Marbles will be home to the expansion. This comes in addition to their plans for another courtyard at the corner of Morgan and Blount Street.

Marbles is a huge asset to downtown Raleigh and there are ways to experience Marbles whether you have children or not. Even today, I think Marbles is a stop for any families visiting downtown Raleigh.

Construction is still years away so when Moore Square has been renovated, the future of this area may turn more family-oriented than it is today. (at least during the daytime)

Construction site of Boylan Flats on Boylan Avenue

Dirt is moving at the site of Boylan Flats, the five-story, 48-unit residential building along Boylan Avenue. (615 N Boylan) From what I’ve seen out there, this development is quieter than most with no released real estate info at this point in time. (and no approval drama either)

It’ll be interesting to see the layout of the building as this five-story building sits on a 0.23 acre site. Nearby, a developer wants to put a five-story boutique hotel on a 0.36 acre site which could fit nicely given that hotels have a two-to-one hotel room to parking ratio requirement.

Five stories may not sound so bad in this area of town.

Corner of Hillsborough Street and Glenwood Avenue

Corner of Hillsborough Street and Glenwood Avenue

Construction fencing is in place along Glenwood Avenue between Hillsborough and Morgan Street. That probably means demolition will take place soon to make way for construction on One Glenwood, the 10-story office building with ground-floor retail.

There’s also fencing along Morgan, across the street from the site, at the warehouse that used to house Shelton’s Furniture. Perhaps this site will also get demolished as well.

With The Dillon starting to creep higher, it’s time to check in on the view from the Boylan Avenue Bridge. Click above for a larger, high-res panorama from the bridge taken this Memorial Day weekend.

Things to note:

  • Union Station in the foreground
  • The Dillon will dominate this view in the coming years, a given due its location
  • The Residence Inn sort of bookends the view on the right
  • A lot of earth has been moved, clearing out the shrubs around the tracks in this area. It used to look like this and going farther back, this.
  • I am pretty sure new tracks will be added to the ones on the right of the photo, leading to the platforms of Union Station.

Rendering of 510 Glenwood

Work has already begun on some exterior renovations to the ground-floor facade of 510 Glenwood. Less columns and a more defined outdoor seating space seems to the be at the core of the plans. The original design made the entrance ways darker and less inviting, in my opinion, and I bet the new design hopes to remedy this with a more open approach.
