
I never thought this day would come and honestly, I’m skeptical until I see a crane in the air. Construction has started on the pit at the corner of South and Saunders. Rosewood apartments will offer 269 homes across two new buildings. The demolition of the former buildings on this site took place in 2017 and this empty lot has sat here ever since. Others have tried and plans were released but perhaps this is the one that will land.

Above is the main building at the corner of South and Saunders Street with a second, smaller one to the right of the rendering. Retail spaces will face South Street, adding to the older spaces already open across the street. The location is great as you have easy access to Dix Park a short walk down Saunders and easy access to downtown Raleigh. I hope it fills up nicely with new residents once it opens, which is planned for some time in 2028.

To me, this is incredible infill development. The site was doing nothing. You couldn’t even park or walk here and now we’re getting new sidewalks, more residents, and hopefully some nice new spots to visit. This will add more visual interest on the future downtown to Dix connection which will almost have to go down South/Saunders.
This article here suggests that the future of multi-family developments may start to slow down. My hope is that Dix Park, as it’s being built out, is a magnet for demand and downtown can take advantage of that, attracting new projects so that our resident population continues to grow. Fingers crossed!
