These apartments over on Person Street, called The Acorn, are getting some final touches. It really looks like we’ll see these new apartments open later this year. In addition, this is the first phase of the project and a new hotel should be built on the same property facing Blount Street. The hotel is planned to be a TownePlace Suites By Marriott branded hotel.

Things are moving along nicely at the corner of McDowell and Davie Streets where downtown Raleigh’s next hotel will open. The Tempo by Hilton and Homewood Suites Raleigh Downtown, a dual-brand hotel, will have about 260 rooms.

There’s a big rezoning case that’s now being discussed at council. Basically, a majority of Shaw University’s campus is up for an increase in height, if approved. There has been a lot of public comment on this one, from residents and alumni, with concerns. In short, the university is sitting on very valuable land and with the ability to build taller, they can explore options to expand or even partner with developers to lease land for new development.

Above is the latest rendering of the proposed 36-story tower adjacent to Nash Square. The new development calls for about 400 apartments, parking, and ground-floor retail spaces. The plans hit the city last week and the news sites have shared the above rendering so you may have already seen it.

One of the latest rezoning cases for downtown Raleigh, Z-87-22, is up for a public hearing at the city council. This has all the indicators of passing without issue. The planning commission discussion was light, which you can watch here and here. There are very few nearby homeowners. The Raleigh Convention Center is next door. Finally, I’m not sure you can find that many better spots for taller buildings in downtown.

The Hyatt House hotel along Peace Street is starting to climb. This 149-room hotel is cruising along since the site was prepped back in August of 2022. We’re also getting more apartments next door as part of a growing wave of new residential apartments for the future of Seaboard Station.

Submitted around June 2022, the developer and various property owners have made historic preservation a key component of this rezoning. It also helps that a Char-Grill will be the first business to open in the future developments.
