New Bern Avenue TOD Is Now In Place

Rezoning case Z-92-22, or better The New Bern Avenue Transit-Oriented Development (TOD) case, is now in the books. Or “on the map” as I prefer to see these things. The final votes took place in July and I wanted to kind of wrap up these changes as the city council has been working it since January of this year. Above is a screen grab from iMaps where you can see the applied TOD zoning in East Raleigh.

For a more in-depth summary, I thought my last post on this topic broke things down into sections and you can follow the updates from there. The only remaining piece to discuss is the western-most portion, or the proposed areas around Oakwood, the former DMV site, and the Thompson-Hunter neighborhood.

Similar to what took place around the King Charles neighborhood, council didn’t change much around Oakwood and the New Bern – Edenton Neighborhood Conservation Overlay District (NCOD). A few key sites had their allowable heights increased with the TOD applied, including the city-owned former DMV site, but a lot is still in place there.

Still, when you compare East Raleigh’s landscape today with what it could be in the future, we have the potential to link tens of thousands of residents, current and future, within walking distance of a high frequency bus route with dedicated lanes and enhanced urban amenities. If the car-centric shopping centers outside the beltline and the area around WakeMed turn into it’s own destination district, that could really create an interesting transit link between it and downtown.

Next step is to start the actual construction of BRT which is currently out for bid. Hopefully an update on that will come soon. You can follow this thread on the Community if you want to get plugged in.
